For Woodmoor, Ridge and Village homes: As stated in the Declaration, Walden Woods Conservancy homeowners are required to have their own individual homeowners' (HO-3) in place. Unit owners in these three councils are required to provide proof of insurance to the property manager on an annual basis. The amount of coverage must be equal to 100% of the unit's replacement cost at the time the insurance is purchased and at each renewal date. If the homeowner fails to maintain appropriate insurance, the Association may, after Notice and Hearing, buy insurance and charge the cost to the homeowner as a Common Expense assessment. For Duplex and Townhome Council homes: Connecticut's Common Interest Ownership Act requires the Association to carry a group policy to cover the exterior portions of those homes sharing a common wall. Applicable homeowners must reimburse the Association for the cost of the group policy via their fees as budget and must carry individual HO-6 type policies to cover the interior walls and contents of their homes.
