INSURANCE REQUIREMENTS
FOR WOODMOOR, RIDGE AND MOST VILLAGE COUNCIL HOMES: As stated in the Declaration, Walden Woods Conservancy
homeowners are required to have their own individual homeowners' (HO-3)
policy in place and must mail or fax proof of insurance to the Property Manager Company on
an annual basis.
The amount of coverage must be equal to 100% of the unit's
replacement cost at the time the insurance is purchased and at each renewal
date. If the homeowner fails to maintain appropriate insurance, the Association
may, after Notice and Hearing, buy the insurance needed and charge the cost to
the homeowner as a Common Expense assessment.
Specific coverage and compliance requirements should be
referenced in the Declaration booklet provided to each homeowner.
FOR DUPLEX AND TOWNHOME COUNCIL HOMES AND THOSE VILLAGE HOMES (22) HAVING A SHARED WALL WITH ANOTHER VILLAGE HOME: Changes to Connecticutt's Common Interest Ownership Act requires the Association to carry a group policy to cover the exterior portions of those homes sharing a common wall. Applicable homeowners must reimburse the Association for the cost of the group policy and must carry individual HO-6 type policies to cover the interior walls and contents of their homes.
