The Association is responsible for the maintenance, including landscaping and snow removal, of all the Common Elements, except for certain Limited Common Elements specifically identified as the responsibility of the Unit Owners.
The cost incurred by the Association for the maintenance of Common Elements is distributed among the homeowners in the specific Council of Homeowners for whom the maintenance is provided.
Maintenance of the individual units depends upon the Council in which the unit is located.
Each Lot Home (WOODMOOR) Owner is responsible for the maintenance of all portions of the unit and lot, at the homeowner's own expense. Such maintenance includes all external home repairs as well as landscaping and snow removal. There are 54 Woodmoor homes.
Each VILLAGE Home Owner is responsible for the maintenance of all portions of the unit, at the homeowner's expense. Village Homes in the Knoll and Green areas also have contiguous fenced in Limited Common Elements for which the home owners have additional maintenance responsibilities and exclusive rights. There are 72 Village homes.
RIDGE Home Owners are responsible for the maintenance of all portions of their home, but also have maintenance responsibilities for the lawn and plantings surrounding their homes as well as snow removal responsibilities for their driveways, sidewalks and private roads. Said lawn and plantings are limited common elements owned by the Conservancy, but are for the exclusive use of the unit owner. There are 30 Ridge homes.
DUPLEX and TOWNHOME Home Owners are not responsible for any external maintenance requirements for their home or property. There are 92 Duplex homes and 88 Town Homes.
