MAINTENANCE RESPONSIBILITIES

The Association is responsible for the maintenance, including landscaping and snow removal, of all the Common Elements, except for those portions identified as Limited Common Elements that are the responsibility of the Unit Owners.  

The cost incurred by the Association for the maintenance of Common Elements is distributed among the homeowners in the specific Council of Homeowners for whom the maintenance is provided. 

Maintenance of the individual units depends upon the Council in which the unit is located.

Each Lot Home (WOODMOOR) Owner is responsible for the maintenance of all portions of the unit and lot, at the homeowner's own expense.  Such maintenance includes all external home repairs as well as landscaping and snow removal.

Each VILLAGE Home Owner is responsible for the maintenance of all portions of the unit, at the homeowner's expense.  Village Homes in the Knoll and Green areas also have contiguous fenced in Limited Common Elements for which they have additional maintenance responsibilities and exclusive rights. 

RIDGE Home Owners are responsible for the maintenance of all portions of their units, but also have maintenance responsibilities for the lawn and plantings surrounding their homes as well as snow removal responsibilities for their driveways and sidewalks..

DUPLEX and TOWNHOME Home Owners are not responsible for any external maintenance requirements for their home or property.
