Budget Process

Each Council Board of Directors conducts a homeowner's forum in October to identify budgetary changes needed for the coming year.  A preliminary budget for the coming calendar year is prepared by the Property Manager based on the current year's operating expenses, changes identified by the Council Boards, the projected need for Capital Reserve funding, and input from Committee Chairpersons regarding special projects and supply needs.  The Property Manager then presents the preliminary budget to the Conservancy Board of Directors at their November meeting when it is reviewed and finalized.

The "finalized" budget adopted by the Conservancy Board is then mailed to homeowners with the notification of the Annual Homeowners Meeting in December.  The proposed budget becomes the annual budget at that meeting unless 75% of all homeowners vote against it.
