Regulations & Documents

As with any community, Walden Woods is governed by rules, regulations and procedures that dictate the appearance of the community and the safety and behavior of its residents. These governing policies and procedures are stated in a hierarchial series of documents included in a package of material (The Green Book) presented to each new homeowner. The following relevant documents are available for you to reference and/or download:

DECLARATION
The "Constitution" by which the community lives. Provides the legal definition of the structures and common elements, the rights and responsibilities of the unit owners and the developer as well as the community's operating procedures. Provides the legal framework to which the Bylaws, Rules and resolutions must conform.

A re-written version of this document was approved by the homeowners in June of 2005. The new declaration more fairly defines the rights and responsibilities of the developer and the homeowners since the homeowners assumed control of the Conservancy in 2004. Other changes were made to improve the governing process based on our experience and the anticipated needs of our expanding community.

BYLAWS
These are the "statutes" that define how the community is governed within the broader framework of the Declaration. The Bylaws were updated in August of 2005 to reflect the changes made to the Declaration due to the Walden Woods expansion and the assumption of Conservancy control by the homeowners.

RULES
The regulations detailing how the community is governed within the parameters of the Declaration and Bylaws. The Rules were updated and approved by the Conservancy Board of Directors in November 2009. This copy of the "Amended and Restated Rules" were distributed to all homeowners in February 2010.

PROPERTY CHANGES
The Standards Overview document describes the process for requesting approval of a property change.

The Storm Door document is a 2008 letter from our Property Manager addressed to CountryWalk (Duplex and Townhome Council) homeowners that describes a specific standard applicable only to those homeowners.

The Deck Stair Standards document reflects the standards for constructing deck stairs for Duplex Council homes as approved by the Conservancy Board of Directors in June of 2009. The accompanying Deck Stair Stipulations document reflects additional board-approved stipulations that relate to the construction of deck stairs for Duplex Council homes.
